Our client, igloo Regeneration had a vision to create a unique residential space that provides its homeowners with confidence that their choice to live there will be good for the planet and assist in tackling the climate emergency.

To help igloo Regeneration realise this objective, the ethical property developer appointed Carbon Futures to deliver a future-proofed energy strategy to ensure that all homes performed well beyond the minimum building standards for energy and sustainability.

___________Performance

  • The overarching goal for Maltings Wynd was to minimise the need for energy consumption across all 78 properties. This was made possible by orientating the dwellings to optimise solar gain, enhancing fabric U-values, minimising thermal bridging in the construction detailing, maximising air-tightness whilst ensuring thermal comfort, enhancing the performance of key components such as doors and windows.
  • The buildings achieved Gold Level standard for space heating energy demand by using a highly insulated, off-site manufactured timber frame construction,
  • Every property at Maltings Wynd has been issued with an EPC ‘A’ rating for energy (the highest possible rating available
  • With the inclusion of water saving showers, WC’s and wash hand basins specified throughout, every one of the 78 townhouses is highly resource efficient.
  • Water waste is further reduced by the provision of water butts in the majority of rear gardens, allowing for the collection and storage of rainwater.
  • All homes are ventilated via a decentralised mechanical extract ventilation system which operates continuously to remove stale moist air from kitchens and wet rooms and replace with fresh air throughout the home.
  • The wastewater heat recovery systems utilised across all properties at Maltings Wynd offer enhanced energy efficiency. By reducing the greenhouse gas emissions associated with water heating, this technology minimises environmental impact and conserves resources.
  • Air source heat pumps feature in every home ensuring that space and water heating is delivered via an energy efficient, low carbon technology.
  • Plug-and-play infrastructure is in place to enable electric vehicle charging for every home.

Carbon Futures worked closely with the design team partners to develop a ‘fabric-first’ approach to the design and construction of all homes, placing an emphasis on maximising the performance of the components and materials that make up the building fabric.  

To develop the energy strategy, Carbon Futures produced a detailed operational energy performance report which considered a variety of strategies for the development from achieving a baseline compliance with building standards through to maximising the performance of each core element of the home i.e. fabric, ventilation, heating and renewables. The detailed analysis report provided igloo Regeneration with as much performance data as possible to support their decision making process when deciding on the most appropriate solution to take forward.
