______ Project Overview

Bristol 360 is an existing office building in Bristol, originally constructed in 1972. It is currently being converted to a 399-bed Purpose-Built Student Accommodation (PBSA) on behalf of our client Melburg.

The refurbishment works include internal reconfiguration to create cluster flats, a relocated roof terrace, new rear access and landscaping and the addition of first floor balconies.

The building connects to the Bristol district heating network for the majority of its heating provision.

______ Our Scope

Carbon Futures was commissioned to undertake Whole Life Carbon analysis to comparatively assess the proposed conversion against a theoretical new build scenario. The results of this excercise were then presented to planners to demonstrate that retention and conversion was the most suitable development approach.

To support BREEAM Certification, Carbon Futures also assessed Whole Life Carbon against the BREEAM specific targets.

Carbon Futures undertook a Whole Life Carbon Assessment (WLCA) using OneClick LCA software, structured in accordance with BS EN 15978:2011 and the RICS Whole Life Carbon Assessment methodology V2.

The existing building refurbishment was assessed against three theoretical new-build student accommodation alternatives: a steel frame building, a concrete frame building, and a CLT frame building – to allow a direct comparison of retrofit versus new build performance.

Future decarbonisation of both the national electrical grid and the Bristol district heating network was incorporated into the operational carbon modelling, with sensitivity analysis provided for scenarios where decarbonisation does not continue beyond 2027.

The analysis demonstrated that retention and conversion of the existing building, delivered the lowest embodied carbon emissions and was the most sustainable option available to the client and team.
